Dilapidations
A potentially very expensive issue if not correctly addressed both before commencing a tenancy and after it ends.
Should a qualifying statement of existing condition be attached to the lease?
This will assist avoiding a bill for dilapidations caused by a previous occupant.
Is the bill received from the landlord, after the end of the lease, fair?
Often not is the answer!
Can the tenant simply walk away from a building at the end of a lease with no obligation?
